Here is the monthly update of market statistics for the West End of Vancouver in February 2009.
West End Vancouver Homes for Sale (West End Vancouver Condos only) – 270
As with the majority of the other areas in the Vancouver real estate market, the Total Active Listings in the West End of Vancouver rose slightly to 270 (from 257). After a series of months where listings fell, it appears as though we are seeing a rise corresponding with the beginning of the spring market.
West End Vancouver Homes Sold (West End Vancouver Condos only) – 31
For the third month in a row we saw a rise in the number of Sales in Vancouver’s West End (I mistakenly called it three months in a row last month when it was actually two). Sales went from 26 in January to 31 in February, 2009.
For the fourth month in a row the Average Sale Price rose. From $447,000 in January to $499,000 in February is a significant rise. Average Per Square Foot was $554, that’s exactly what it was the month before. At the same time, Average Days on Market fell dramatically to 64.48 (from 105). This broke a long rising trend over the last four months.
West End Vancouver Home Sale Prices (West End Vancouver Condos only)
There were 1 sale below $200,000, 9 sales between $200,000 and $300,000, 9 sales between $300,000 and $400,000, 4 sales between $400,000 and $500,000, 2 sales between $500,000 and $600,000, 1 sale between $600,000 and $700,000, 2 sales between $700,000 and $800,000, 1 sale between $900,000 and $1,100,000, 1 sale between $1,200,000 and $1,300,000 and 1 sale over $2,000,000.
The least expensive sale was a 482sq ft, 29 year old studio for $195,000. The most expensive sale was a 15 year old 4299 sq ft, 3 bedroom, 4 bath penthouse for $2,480,000.
