Here is the monthly update of market statistics for the West End of Vancouver in January 2009.
West End Vancouver Homes for Sale (West End Vancouver Condos only) – 257
The Total Active Listings in the West End of Vancouver fell slightly to 257 (from 262). This was the second month in a row we saw a drop in listings after increasing numbers for four straight months.
West End Vancouver Homes Sold (West End Vancouver Condos only) – 26
There was a significant rise in the number of Sales in Vancouver’s West End. From only 19 in December, 2008 there were 26 in January 2009. That’s the third month in a row that we saw a rise in Sales.
The Average Sale Price rose once again to $447,000. That’s up from $401,000 in December and the third month in a row we saw an increase. Average Per Square Foot was $554, up significantly from the $512 seen in December. At the same time, Average Days on Market rose for the fourth month in a row to 105 (up from 71).
West End Vancouver Home Sale Prices (West End Vancouver Condos only)
There were 2 sales below $200,000, 7 sales between $200,000 and $300,000, 4 sales between $300,000 and $400,000, 7 sales between $400,000 and $500,000, 2 sales between $500,000 and $600,000, 1 sale between $600,000 and $700,000, 1 sale between $700,000 and $800,000 and 2 sales between $1,200,000 and $1,400,000.
The least expensive sale was a 580sq ft, 42 year old one bedroom for $162,000. The most expensive sale was a brand new 1617 sq ft, 2 bedroom, 3 bath condo for $1,388,000.
