Here is the monthly update of market statistics for the West End of Vancouver in March 2009.
West End Vancouver Homes for Sale (West End Vancouver Condos only) – 261
March 2009 saw Active Listings in the West End Vancouver real estate market drop slightl. Active Listings in the West End fell to 261 from 270 in February, 2009. This drop came after two consecutive months of rising listings.
West End Vancouver Homes Sold (West End Vancouver Condos only) – 48
For the fourth month in a row we saw a rise in the number of Sales in Vancouver’s West End. Sales went from 31 in February to 48 in March, 2009.
In the meantime, the Average Sale Price fell significantly. It was $499,000 in February, 2009 and fell to $432,000 in March which was the first drop in the last five months. The Average Per Square Foot price fell slightly to $533 from $554. Of sales, the Average Days on Market rose to 80 from 64.
West End Vancouver Home Sale Prices (West End Vancouver Condos only)
There were 10 sales between $200,000 and $300,000, 15 sales between $300,000 and $400,000, 16 sales between $400,000 and $500,000, 1 sale between $500,000 nd $600,000, 2 sales between $600,000 and $700,000, 2 sales between $900,000 and $1,000,000, and 2 sales between $1,000,000 and $1,200,000.
The least expensive sale was a 508 sq ft, 28 year old one bedroom for $218,000. The most expensive sale was a new 1553 sq ft, 2 bedroom, 3 bath condo for $1,180,000.
